My name is Vicki, a mineral owner.
I have a request to purchase my minerals which I inherited 38 years ago. I’m teetering on the thought of selling for we are ready for retirement. I’m not sure if this a good move for us.

Hi Matt,
I work in the industry as a petroleum engineer not a landman. I was hoping to learn some things about running title to help me do it myself. My family also owns some minerals in the Uinta Basin in Utah that are a bit tangled up.

Along with my cousins (4 others, but my brother and I own the biggest interest), we inherited the 22 oil wells from our deceased mothers. . . . I have been asking questions to the operator on file with the county tax assessor with our wells. . . He said the way he deals with nosey mineral rights’ owners is to close the well and pour cement down the well. He said he would be out there today to do this. I live about 600 miles away, so have no idea if he did this.
Questions:
1. Can he plug wells that are producing because the mineral rights’ owner asks questions?
2. The other partner who has lied about who he is, what do I do? He has one name on record with the tax assessor, gave me another name and neither name or the operating Co can be located on the internet.
3. Both partners have admitted to an incident when he was working on the equipment at our wells. The service partner accused me of getting an investigator to turn him. . . I knew nothing about the fire and certainly haven’t called an investigator.
4. From what I read on your site, why don’t [they] sell their leases rather than close producing wells? Don’t they have to make a request from some agency to do this? And if the agency greenlights closing them, don’t they have paperwork to complete to do this?
5. We have 17 other wells, according to the Tex Railroad Commission that are producing, but no royalty checks on these wells in 1.5 years. I’ve tried asking questions to the tax assessor, the RR Commission and these 2 partners. No one knows anything. Does Tex keep its RR Commission site current?
I have never been given any paperwork on these well leases by the operator. I have never been told when the leases are sold or to whom.
I know I have thrown a lot of info at you, but I just don’t know where to turn now to get answers.

Thank you for reaching out. I’ve been in the industry for 12 years now. I started out as an independent Landman in West Texas/High Plains, went in-house with [an operator] as a land tech, but I’ve spent my last 8 years with … Bank in their Oil and Gas Closing team. In fact, Jarrett Kitch was the one who introduced me to your podcast.
I have to say, as a CPL, I’m VERY impressed with the level of detail and the information you guys share and put out there, and the easy way with which you’re able to communicate very complex subject matter!!
I’m currently beginning my first foray into mineral/royalty rights purchasing (timely, given your last Podcast!!), and I’m toying with the notion of getting into some small Non-Op WI deals with the goal of operating my own wells someday.

He starts by mentioning that he is having issues with his attorney in getting answers to his questions. He goes on to say: “I have a great deal of Kaolin as well as other minerals like pea rock for highway and maybe some hidden minerals. [he says his attorney is not taking this seriously…] My pocketbook is not deep with all the research I have done in the last 35 years. His dragging feet is causing problems and suspicions he may have other personal interest. Do other mineral right holders run into some problems like I am? Kaolin has become a very valuable commodity used throughout the world.

I am a mineral owner in Midland Texas and other locations here in Texas, that has been passed down through the years. I am in the process of educating myself and obtaining documents that I have never seen. Even though I was the executor of my mother estate, there were documents that weren’t available or never passed down to me. I understand that many before me have encountered similar situations. I listened to Barb Rankin and her situation is very similar. I am determined over time I will be able to research and understand about mineral rights, terminology, and negotiating the selling of assets.
