In this episode we answer listener questions submitted by David, Al, Emily, Erik, David, Mike, and Park. From the resources available to help educate new mineral owners, how to claim missing royalties without paying exorbitant finder’s fees, what happens when you lease to a company that is not the operator, and more!

My Mineral Management Basics online course addresses many of the common questions that I get around the different types of mineral and leasehold interests, from how to read a legal description, how to perform a title search, and how to identify nearby oil and gas activity. The course is now open for registration!

There is also an amazing free tool that can help you automate some of the things related to tracking nearby activity and tracking your royalty payments. Which brings me to the sponsor for this episode:

MineraliQ is a free online platform for mineral owners which will automatically connect to your well data – helping to track all your royalty check payments and portfolio value.  Discover what your minerals are worth in real-time, view royalty payments, track income trends, and know the exact location of your properties using their interactive map.  Activate your free account today by clicking the link here: MineraliQ.com

Thanks again to everyone who left a review or who submitted a listener question!  If you have a question about your minerals or royalties, you can send it to feedback@mineralrightspodcast.com and who knows we might just answer it on the air!

Listener Questions

The info that the Texas RRC publishes…..is it provided by BPX or does someone from the RRC go to the website and read a meter?

Many thanks, David

Question #2

Is there an appropriate governing body where I should report someone I suspect of unethical behavior?  The person is a Landman in Oklahoma.

Thanks

Al

Question #3

I’m a mineral owner with royalties and working interest in Oklahoma City. I just took over my family business and am just trying to learn all the important pieces to help to continue to carry on my dads legacy and make the business successful.

Emily

Question #4

I have some mineral interest in the Haynesville shale in Shreveport, La. My question is Chesapeake is the operator. My interest is with BPX. How long do they have before they have to payout? Chesapeake has already started paying those who are signed them. We that are signed with BPX have yet to receive anything. When you call or email they tell you 90 days each time with no info. All of us have tried repeatedly to get them to answer the questions. What is a time frame before we should take it to another level?

Thanks,

David

Question #5

My father recently passed away, he had mineral rights passed down from a uncle around 2000, he got half of said rights and my aunt got the other half. She also passed away, so my Uncle just went through the arduous task of transferring title on mineral rights in at least 5 counties in Texas. My dad has Energylink account and I can see that he has a lot of operators working his property. The only thing is, I’ve done a preliminary search through his files and have found no deeds, just a couple of division orders.

I’ve only been able to identify 6 of the wells on his property using TRRC gis map. The invoices do not show API well addresses. Every time I do a search on TRRC gis map,I get sent to an incorrect place outside of Texas.

I’m waiting for my 92 year old uncle to call me back to see what land man or attorney he used,in the meantime I’m listening to your podcast to hit the ground running.

Also thinking of joining NARO, and possibly even getting training for the certified “mineral manager” program through NARO.

One more thing, My dads trust is a bypass type trust where all his assets go to help my 89 year old step mom for the rest of her life, then the mineral rights are supposed to return to me, his only child. For this I think I want to suggest to her to set up a family trust whereby the mineral rights are titled to the trust so I don’t have to go through the change of ownership all over again in 5 years or so.

Erik

Question #6

Matt,

See below. This is what we received, out of the blue.

It seems like a scam. What do we do next?

Thanks for your help.

Mike

“Our group is in the business of searching for mineral/royalty interests that belong to owners who are considered lost or missing by various oil companies. We then contact those lost or missing owners and make them aware of the matter. If appropriate, we offer our services which include further research, title curative and assistance with getting the owner in pay status ready to receive royalty payments from the oil company.”  The agreement mentions that they will receive 20% of the mineral interest as well as 20% of royalties in suspense.

Question #7

Matt,

Say I sign a lease with “B” for a tract. However “A” has the majority leasehold and plans to drill a well. What happens if “B” can’t sell my lease to “A”.

Best Regards,

Park
