Hi Matt,

I hope all is well.

I really enjoyed your podcast on Texas relinquishment act property.

Question. I have been told that if we sell water to an oil company with a lease on our land we have to split the revenue from the water sales with the state (GLO). However, if we sell water to an oil company that is developing, say a lease next door but not the same leased land that our water is on, we don’t have to split that with the state.

Do you know the answer to that question and can you point me to where it might be
expounded upon?

Hi Matt,

I’m in Los Angeles and a relatively new listener to the show. I’m reaching out because my brother and I have run into a 75-year-old family conundrum that has recently gone “radio silent.”

Our family holds a 1950s deed for 352 acres in Pennsylvania. We’ve tracked the history through several assignments, most recently to the current operator in November 2021. Despite active wells on the property we haven’t received a distribution or a response to our inquiries in over seven months.

As an heir trying to bridge the gap between a 1950s deed and a 2021 lease assignment, I’m at a crossroads. How do you “break the silence” with a modern operator when the legacy contact is no longer responding? Are there specific PA-resident requirements or “suspense” triggers we should be aware of for a land-park-adjacent property like this?

Love the value of your show, it’s been a crazy crash course for us.

Hi Matt, I hope you’ve been doing well.

I have a couple questions that I was hoping you could answer for me. 

If someone goes to purchase a property, is it automatic that they receive notice that there are mineral rights associated with that deed?    In other words, what happens if the seller doesn’t know they exist? Will the buyer find out prior to the sale?

To whom would one address a public records request to find out where mineral leases are in a particular area? Is there an entity or database where they exist, or does it have to be requested in the jurisdiction where they might exist?

Lastly, have you seen the show, Landman?

My family owns mineral interests in Kentucky. We have division orders signed by the driller and submitted to the holding company but can’t get paid. We have hired attorneys but still no collection land man reported monies in suspension still nothing. Any advice?

Hello, 

I am a mineral owner who inherited multi-generational mineral rights. Fell into 12 confirmed active wells with money in suspense. Still waiting on owner relations for other money in suspense and to get them to transfer it into my name. We have to finish a Supplemental decree to finish getting the (in limbo for years) assets. I am the administrator to them all so has made it slightly easier to get information needed from oil companies. My area is Oklahoma, logan, Kingfisher, Grady, Kiowa, Washington counties and a few in north Texas from great grandfather with money at state of Texas in his name from royalty payments reported to Texas and in Oklahoma my grandmother and mother are in unclaimed funds from oil companies. Went from not knowing what we owned to handed over 40 legal sections throughout Oklahoma and Texas.

Hey Matt,

I am new to your channel and a mineral owner that is currently working on a Title Search regarding my Father’s Estate. I just want to thank you for making it possible for regular people like myself through this platform, to self educate, bring awareness and provide how-to’s in these processes. I have learned so much in a very little time.  I was able to download the Run Sheet template but my question is, in what order do I document my findings? Currently, I have requested copies of Affidavit of Heirships, Quick Claim Deeds along with several Oil & Gas leases. Do I list in date order?

We have mineral rights in Mountrail County, ND. How can I find who is also connected to our acreage for the royalties? Do I need a Landman to decipher this puzzle?

Obviously WTI has skyrocketed.

What I don’t understand is Qatar shuts down their LNG facility and our West Texas WAHA hub natural gas price doesn’t budge?

Why is there such a huge gap between Texas/USA NatGas prices and those in Europe?
